Why the Type Matters So Much
Tank Water Heaters (8-15 Years)
A standard tank heater stores 30-80 gallons of hot water in a glass-lined steel tank. That lining always has microscopic gaps, so a sacrificial anode rod corrodes on the tank's behalf. Once the rod is used up, the tank itself starts rusting from the inside - and once a tank leaks, the heater is done. There is no repairing a corroded tank.
Gas models tend to fail a couple of years sooner than electric ones. The burner cycles the tank floor through bigger temperature swings, and sediment concentrates the heat into damaging hot spots.
Tankless Water Heaters (15-20 Years)
Tankless units have no tank to rust through, which is why they last roughly twice as long. Their weak point is scale buildup inside the heat exchanger - in hard-water areas an unmaintained tankless unit can fail in under 10 years, while a regularly descaled one can pass 20. Individual parts are also replaceable, so a failed component doesn't mean a failed unit the way a leaking tank does.
Heat Pump (Hybrid) Water Heaters (10-15 Years)
These still have a storage tank, so the same corrosion clock applies - but they also have a compressor and fan that add their own wear items. In exchange they use about a third of the electricity of a standard electric tank.

- 6-10 years: Middle age for a tank. Inspect the anode rod, watch for early warning signs, and start budgeting for a replacement so it's a planned purchase instead of an emergency.
- 10-12 years (tank): Living on borrowed time. It may keep working, but the risk of a leak rises sharply. If it's in a finished space where a leak would cause real damage, proactive replacement is usually cheaper than the cleanup.
