Water Heater Element: How to Test and Replace It (DIY Guide)

A bad heating element is the #1 cause of no hot water in electric water heaters. Learn how to test an element with a multimeter and replace it yourself for $10-$60.

The Short Answer

If your electric water heater stopped making hot water, a burned-out heating element is the most likely cause - and it's one of the cheapest fixes in home plumbing. A replacement element costs $10 to $60, takes about an hour to swap, and needs only a multimeter, an element wrench, and a garden hose. A plumber will do the same job for $150 to $300.

Most residential electric tanks have two elements: an upper and a lower. Which one failed usually matches your symptom:

  • No hot water at all: usually the upper element (it controls the whole sequence)
  • Hot water runs out fast: usually the lower element (it does most of the heating)

First: Check the Reset Button

Behind the upper access panel, on the upper thermostat, there's a red high-limit reset button (the ECO). If the water got too hot at some point, it trips and cuts all power to both elements. Press it firmly - if you hear a click, restore power and give the tank a couple of hours. If hot water comes back and stays back, you're done.

If the reset button trips again within days, don't keep resetting it. A repeatedly tripping ECO means a stuck thermostat or a failing element, and scalding-hot water is a real safety issue - keep diagnosing or call a pro.

How to Test a Water Heater Element

You'll need a multimeter (a $15 one is fine). Here's the safe sequence:

1. Kill the power - and verify it

Flip the water heater's breaker off (it's a double 30-amp breaker in most homes). Remove the access panel, fold back the insulation, and touch your multimeter probes (set to AC voltage) to the element's two screw terminals. It must read 0 volts. Water heaters run on 240V - don't skip this check.

2. Disconnect and measure resistance

Loosen the two terminal screws and pull the wires off. Set your multimeter to ohms (Ω, lowest setting) and touch one probe to each terminal:

  • 10-16 ohms: the element is good. A standard 4,500-watt, 240-volt element reads about 12-13 ohms; a 3,500-watt reads about 16; a 5,500-watt about 10.
  • No reading / infinity (OL): the element is burned out. Replace it.

3. Check for a short to ground

Keep the meter on ohms. Touch one probe to a terminal and the other to any bare metal on the element base or tank. Any reading at all means the element is shorted to the tank - this is the classic cause of a breaker that trips or water that's scalding hot. Replace it.

Buying the Right Replacement Element

Elements are cheap and nearly universal, but three things must match:

  • Wattage and voltage: printed on the old element's base and on the tank's rating plate. 4,500W / 240V is the most common residential spec. Never install a higher wattage than the rating plate allows - the wiring and breaker are sized for it.
  • Mounting style: most modern tanks use a screw-in element (1" threaded base). Some older tanks use a bolt-in flange with four bolts. Universal adapter kits exist if you can't find a bolt-in match.
  • Length/shape: fold-back and straight elements of the same wattage are interchangeable as long as they fit the tank.

On material: standard copper elements are the cheapest. Low-watt-density and stainless/Incoloy elements cost $10-$25 more and resist mineral scale much better - worth it if you have hard water or you're replacing an element that failed early from sediment buildup.

The wrench you need

Screw-in elements take a 1-1/2 inch (38 mm) socket. The purpose-made "water heater element wrench" costs $5-$10 at any hardware store - it's a thin steel tube with a cross-bar hole. A 1-1/2" six-point socket with a breaker bar works even better on stubborn elements.

How to Replace the Element, Step by Step

  1. Power off at the breaker. Verify 0 volts at the element terminals as described above.
  2. Close the cold inlet valve on top of the tank.
  3. Drain the tank below the element you're replacing. For the upper element you only need to drain a third of the tank; for the lower one, drain it fully. Hook a garden hose to the drain valve and open a hot tap upstairs to break the vacuum - full instructions in our draining guide.
  4. Disconnect the wires from the element terminals.
  5. Unscrew the old element counter-clockwise with the element wrench. Old ones can be stubborn - steady pressure beats jerking.
  6. Clean the opening threads and gasket seat with a rag.
  7. Install the new element with its new rubber gasket (always use the gasket that comes in the box). Thread it in by hand, then snug it firmly with the wrench - tight enough to compress the gasket, not so tight you crush it.
  8. Refill completely before restoring power. Close the drain valve, open the cold inlet, and let a hot tap run until water flows full-stream with no air sputtering. Energizing an element in an air pocket "dry-fires" it - it burns out in seconds. This is the single most common mistake in this job.
  9. Check for leaks at the element, then restore power. Hot water in 1-2 hours.
